Project Overview

Shelford Constructions delivered the Coolbellup Neighbourhood Centre, an $11 million retail development incorporating a Woolworths supermarket and four specialty tenancies in Coolbellup, Western Australia.

The development was designed to provide a convenient neighbourhood retail destination, bringing together a major supermarket anchor and supporting specialty retail spaces within a single centre.

Shelford's scope extended beyond construction of the retail buildings to include the associated car parking, vehicle access from surrounding roads, internal and perimeter landscaping and significant supporting civil works.

A major component of the external works involved upgrades to the surrounding road network. Works included resurfacing a section of Coolbellup Avenue and constructing a new roundabout at the intersection with Counsel Road, integrating the new retail development with the existing local road network.

Construction also required careful management of existing critical infrastructure, including the relocation of the area's main electrical transformer and works adjacent to a major town water main.

The completed development demonstrates Shelford Constructions' capability to deliver retail construction projects incorporating supermarket and specialty tenancies, car parking, landscaping, civil infrastructure and complex service interfaces.

Key Features

Woolworths Supermarket & Specialty Retail

The development is anchored by a Woolworths supermarket, supported by four specialty retail tenancies.

Together, these spaces create a neighbourhood retail centre designed to provide convenient access to supermarket shopping and complementary retail services for the surrounding community.

Integrated Car Parking & Access

Associated car parking and vehicle access formed an important component of the development.

The site was connected to the surrounding road network through multiple access points, requiring the building, parking areas and external traffic infrastructure to be coordinated as part of the broader construction programme.

Landscaping & Public Realm

Internal and perimeter landscaping was delivered as part of the overall development, completing the external environment and integrating the retail centre with the surrounding neighbourhood.

Supporting Infrastructure

Shelford's civil scope included road works and the resurfacing of a section of Coolbellup Avenue, together with construction of a new roundabout at the intersection with Counsel Road.

These works required coordination between the new retail development and the existing local road network to provide appropriate access to the completed centre.

Construction Challenges

Critical Existing Infrastructure

Several existing site conditions required detailed planning throughout construction.

A major electrical transformer servicing the surrounding area required relocation, while works also needed to be undertaken adjacent to a major town water main.

Both activities involved critical existing infrastructure and required careful coordination to ensure the works could progress while maintaining the project's strict delivery programme.

Road & Civil Works

The associated civil programme included resurfacing existing roadway and constructing the new roundabout.

These works required careful sequencing alongside the primary building construction and surrounding traffic movements.

Working Near Residential Properties

The site's proximity to surrounding residential properties created an additional public interface during construction.

Site access controls and construction management procedures were implemented to safely separate works from surrounding residents and minimise impacts on neighbouring properties.
